FHA cash-out calculator

How the math works

Enter the appraised or estimated value, payoff of all liens, closing costs paid from the loan and the upfront premium rate from your Loan Estimate. The calculator applies FHA's cash-out cap and shows the base loan, upfront premium, total loan and estimated cash. Nothing is preselected or stored, and it is not a government tool.

How to read your result

The result shows the largest base loan for the value you entered, the upfront premium added on top, the total loan, and the estimated cash after payoffs and costs. Change one input at a time to see what moves the result.

What to do next

Compare with the cash-to-close line on a Loan Estimate from an FHA lender.

Assumptions

Uses FHA's eighty percent cap on value and finances the upfront premium on top. Lenders can be stricter.
